Villa Pacis is within a gentle 5 minutes stroll down to the beach and one of the best fish restaurants in Argentario – “Due Pini”. The villa is fully staffed with a professional cook, a hostess, two maids and a gardener. At least one staff member will sleep at the house every evening (the staff bedroom is accessed from outside the house). The maids’ hours can be arranged around the guests’ requirements.

Accommodation
The living area is divided into a classic seating area with a Minotti sofa and Minotti chairs around the fireplace which heats the whole floor by way of an electric ventilation system. The property is therefore warm, cosy and comfortable in the winter. There is a 42inch plasma screen mounted on a rotating support that serves the Television corner, also with a Minotti sofa, in order to be able to choose where to watch TV. Off the TV corner there is a DVD and CD library. Both living areas have remote controlled ceiling fans and are directly connected through large bay windows to the “portico”, which has a Dedon furnished outdoor seating area and an outdoor eating table for eight to ten people with outdoor ceiling fans.
Towards the back of the house there is a second outdoor eating area for up to 14 people always accessible from the living room through a large bay window. This second outdoor eating area is covered by a triangular sail awning and is naturally shaded by the three tall trees that guarantee cool temperatures during the day and protected from the wind in the cooler evenings. There is a large bedroom off the living room which can be considered a second master and is equipped with a wall mounted 32 inch LCD screen. It has a large ensuite bathroom with big shower (140cm by 80cm).
The indoor dining area is in the middle between the living area and the kitchen and can accommodate up to 10 people comfortably. The kitchen is very big and was built with large dinner parties in mind. It has a 90cm convection oven, a 6 fire stove, a microwave, double dishwasher, a side-by-side large fridge, 3 sink areas and a separate pantry with an only drinks refrigerator and a dedicated Miele washing machine.
There is a separate breakfast area fitted with a wall mounted 20 inch LCD screen with a table that can accommodate 6 people.
Connected to the kitchen is a second outdoor kitchen area that comprises a pizza oven, another 6 fire stove, a large wood burning grill, an electric grill and an outdoor sink area. On this outside area there is another outdoor eating area for up to 8 people and 3 round tables and chairs for small children to enjoy outdoor eating.
The garden is approximately 2000 square meters and is mostly flat all around the villa. There are children’s’ outdoor games including a slide, double swing set, a playhouse, a sandbox covered by adjustable tents.
There is a herb garden and a separate vegetable garden with salad, zucchini, eggplant, tomatoes, pepper etc. The garden has fruit plants and olive trees and has soft lighting under the main trees. The sprinkling system is automatic and the sprinklers disappear underground when not in use. There is space for parking 3 cars just up from the entrance ramp under a tall olive tree for convenient shade.
First floor
Access to the first floor is made through a glass and steel staircase up from the living area. On the right there is the master area which includes a large walk-through dressing area, a bathroom with large glass shower and double sinks, and the bedroom with a very comfortable Hasten bed. There is a 40 inch plasma screen and large window that provides amazing views on the sea.
On the left, off the staircase, there is a corridor that leads to 3 other bedrooms and two bathrooms, one with shower and one with bathtub. The corridor was fitted with shoe cabinets and extra storage and a large 4 door walled-in closet. The bedrooms are divided into one bunk-bedroom with 5 beds designed for children and its own walled-in closet, one large bedroom with a kingsize bed and chest of drawers, and a smaller bedroom with a single 120cm bed and chest of drawers. These last two rooms have 20 inch plasma screens while the bunk bedroom doesn’t have a television.
Semi-interrato
This partially underground floor is directly under the kitchen/dining area and is divided into two independent areas; its access is from the outside and not through the house for better guest privacy. On the right there is a large service room with large bathroom, ironing area, and lots of closet space connected to the laundry room with Miele washing machine and tumble dryer. On the left there is a bathroom with a double shower designed for cleaning up after the beach, and a 800 bottle walk-in wine cellar fitted with a professional EuroCave temperature and humidity control system.
Special features
Every bedroom has a flatscreen LCD television with Skybox, DVD, air conditioning and electric fan, except for the children’s room that has no TV (but one can be fitted if requested). All areas are fully air conditioned using very silent Daikin cooling and heating split units with a total of 16 A/C units.
All bedrooms are fitted with blackout shades and curtains, very comfortable latex mattresses, various types of pillows (orthopaedic latex, normal latex, down feather pillows, soft or hard pillows, etc.), and wall mounted independent heaters.
The house is child-friendly with baby gates in the First floor, children bathtub fittings, bottle warmer, pack-and-play beds with mattresses for the smaller ones, Stokke baby chairs, children’s eating tables and games.
All bathrooms have Bellora linen including soft slippers, bathrobes, scented candles, towels in all sizes, quality shampoo soaps and conditioners, etc. All bedroom linen is also Bellora cotton.
